A desktop valuation (also known as a desktop appraisal) is a valuation performed without a physical inspection of a property. It will generally be conducted where a full inspection of a property cannot take place or the instructing party does not deem a full inspection necessary.

This approach can often be more than adequate to fulfil your duties and get an accurate valuation. During Covid-19 lockdown periods, Desktop Valuations were often the preferred route and have become more commonplace ever since.
For probate submissions, a desktop valuation is a cheaper option for Executors and Administrators, and can be the middle ground for those sitting on the fence between getting formal (internal access) valuations and using a DIY route of establishing values. The Desktop Valuation is still an independent and trusted valuation, with a full Red Book report provided and will likely satisfy HRMC and their Valuers (‘The District Valuers’). HMRC opened 3,574 investigations into DIY Inheritance Tax (IHT) applications in 2020-21, netting an additional £254m in revenue. A desktop valuation maybe an option for you to consider.
